Diversity through mixed use: construction of a new multi-generation house

Cycling right up to your front door. The 8 House is located in the southern part of Ørestadt, right on the banks of a canal and with a wonderful view across the open fields of Kalvebod Fælled. The hybrid multi-generation building with 475 apartments has four different apartment types with floor areas of 65 to 144 m²: 2-storey terraced houses, different-sized apartments, and penthouses – rental units as well as condominiums.

Common rooms, commercial space, offices, a café, and a kindergarten add to the utilisation mix. This diversity is presented in a complex shaped like an 8 that creates two inner courtyards of a total of 500 m². The two inner courtyards are separated by a nine-metre-wide passageway and can be used by the residents for very different activities.
The apartments are located in the upper part of the building, while commercial units can be found in the lower areas. The horizontal layers offer their very own quality: the apartments in the upper area enjoy a great deal of light, air, and sun, and the lower commercial area can merge with urban life at street level.

This project was put up for discussion in the first Baukultur Workshop in 2014.
